Property Capital Gains Tax Calculator
Estimate tax on the gain from selling a property, based on when it was acquired.
For active tax filers only. This is separate from advance tax collected under sections 236C and 236K at the time of transfer. Non filer rates are higher, please speak with our advisors for a figure specific to your situation.
How capital gains tax on property works
Capital gains tax is charged on the profit you make when you sell a property, the difference between your sale price and your original acquisition cost, not on the full sale amount. For properties acquired on or after 1 July 2024, active tax filers pay a flat 15% on that gain regardless of how long the property was held. For properties acquired before that date, the rate instead depends on how long you held the property and what type it is, open plot, constructed property, or flat, with the rate stepping down the longer you hold it until it reaches 0%.
This capital gains tax is separate from the advance tax collected under sections 236C and 236K at the time the property changes hands, that is deducted regardless of whether a gain was made. Non filers are taxed at higher rates than the figures above, and the exact treatment depends on your specific filing status and history, so it is worth speaking with our advisors directly for a number that matches your situation.
